Charitable Bargain Sales

How it works

  1. You sell your residence or other property to Bob Jones University Museum & Gallery* for a price substantially below the appraised market value, resulting in a transaction that is part charitable gift and part sale.
  2. BJU M&G* usually elects to sell the property and uses the net proceeds of sale for the purpose or purposes you specify.

Benefits

  • You receive an immediate income tax deduction for the appraised market value of the portion of the property you donated.
  • You pay no capital gains tax on the donated portion of the property.
  • You can receive cash from the sale portion to retire a mortgage or for other purposes.
  • You can have the satisfaction of making a significant gift to BJU M&G* during your lifetime.

A charitable bargain sale is for you if ...

  • You want to use appreciated property, including securities, your home or other real estate as a gift asset while retaining some of its value for your personal needs.
  • You are willing to sell your property to us for an amount below its fair market value.
  • You are looking for a gift plan that can reduce your capital gains liability, generate a charitable deduction, and give you cash for your property.
  • You can also use a charitable bargain sale to transfer appreciated securities or other assets to us.
